Project DescriptionFinancial Energy installed: 1) demand controlling equipment; and 2) sub-meters in the electrical room of this retail/warehouse complex. The owner receives one utility bill for all tenant spaces from Xcel. The objective was to: 1) properly allocate electric costs by tenant; and 2) reduce the peak electric demand costs which are 60%-65% of the electric bill. Financial Energy installed a demand controller to limit the coincident operation of the complex�s 21 RTU�s and electric water heaters. The demand limiting system monitors the building�s electric demand (kW) and automatically limits the peak demand use at the facility by cycling the RTU�s to limit coincident use. By controlling this equipment, Financial Energy is able to reduce the complex�s peak demand by about 20%. The controller is connected to a modem, allowing remote control of the demand limiting system via computer (with corresponding software) located at the property owner�s office building. This retail and warehouse complex had existing electric sub-meters installed, but the meters only measured kWh consumption not kW demand. Some tenants had multiple sub-meters and the meters had to be manually read each month. Financial Energy installed a new sub-metering system which records both kW and kWh use and billing software which produces a bill for each tenant every month. The sub-meters are connected to a modem allowing the property owner to automatically download the consumption data eliminating the need to have personnel drive to the site and manually read the sub-meters. The metering software automatically apportions the utility bill charges to each tenant, significantly simplifying the billing process. |
